What's Involved in Commercial Roof Repair?

Repairs for flat roofs can cost an average of around 450 dollars per repair. While it doesn’t seem like a lot, flat roofs, the most common type of commercial roof, are also prone to more issues due to how they’re built. The problems can be either mold buildup, leaks, water buildup, or sagging.

This means commercial roofs generally need repair more often than other roofs, each with its own set of specificities and angles to tackle. In this article, we explore how we tackle these issues separately and what you could do in the long term regarding commercial roof repair in Lancaster.

Leaks

Roof leaks are caused by many different reasons, especially in commercial buildings. Since flat roofs are often used for hosting many celebrations and events, footsteps and various party equipment can damage the roof over time, creating holes and tears in the roof floor. This is especially egregious if proper temporary flooring hasn’t been implemented for people to step on.

Whenever we encounter a leak or tear in the roof, we seal it with waterproof paint. We first wait for the dry weather before applying the proper sealant to the damaged spot. However, this is a temporary solution. The roof should be treated with extra care as the spot may be fragile.

Rainwater Buildup

Also called “ponding,” mirroring the act of water creating a mini pool on the roof, our diagnosis for this kind of roof damage can vary. First, we check whether the drainage system and gutters are clogged - the most common reason for this issue. If they are, the solution is straightforward: they must be cleaned and unclogged.

If not, it can point to a more severe issue of roof sagging caused by either age, changing weather conditions, or too much roof use by people. The temporary solution is patching the sagging area, which can cause ponding elsewhere. A more thorough solution is complete reroofing, which we recommend after this issue becomes chronic. Regular roof inspections can help prevent roof sagging and ponding.

Mold Buildup

A prominent reason roof leaks need to be fixed as soon as possible is the emergence of mold if water has permeated the space below for an extended amount of time. Another reason for roof mold can be ponding and the water being left to linger for too long. In either case, roof mold should not be overlooked, as it can damage the roof further.

The way to deal with this problem is by applying fungicide on the affected roof areas and being thorough. Any leftover mold can seep into the rest of the building and become a chronic problem that’s hard to eliminate.

Schedule Regular Roof Inspections

Many roof problems can be avoided through regular roof inspections, catching the culprits before they even form or damage your roof to the point of complete re-roofing. Our recommendation is to schedule an inspection after every quarter or with the change of the seasons.
